Our range of 3, 4 and 5 bedroom cluster flats are well planned, spacious and will be extensively refurbished over summer 2011 to provide some of the very best student accommodation in Leicester. Our contemporary kitchen and lounge areas are the ideal places to relax and socialise with friends in, whilst our bedrooms provide three-quarter sized beds, internet access, ample storage space and study desk/chair.
Car parking and bike storage is also available on site, on a first come first served basis. Your safety and security is of the utmost importance to us which is why we have a gated car entrance, plus CCTV.

Cancellation Policy
Deposits
Deposits (if applicable)
A deposit is payable in order to secure your booking. Deposits are to be held as security against any resident leaving the property owing rent, or to pay for any damages caused to property or chattels during the course of the Tenancy Period. It is essential that all residents complete the Check-In Inspection Record as soon as they move into their room, this serves to protect them against damages that may have been caused by the previous resident. The Check-In Inspection Record will be provided to all students by the Hospitality Team as part of the Student Check In Pack.
All deposits are protected by the Deposit Protection Service and will be returned within 28 days of the Tenancy Period ending, less any charges levied for damage to the property or rent outstanding. To ensure that mutual agreement can be reached the tenant should ensure that he/she arranges a room/flat inspection before departure in conjunction with the HospitalityTeam. Should a student disagree with any charges, they should raise the issue in writing to the Hospitality Manager within 10 days of receiving notice of charges. In the event that an agreement cannot be reached on level of charges, TDS will offer an arbitration service.
Payment plans/guarantors
As per the terms set out in the AST, all rent monies are due at set dates throughout the year. Mansion Student offers an option to make a single payment, alternatively students can pay three payments throughout the year which are timed to approximately coincide with student loan dates, or students are able to pay by monthly direct debit.
Students will be required to set up direct debits at the time they sign their tenancy agreement.
Student staggered payment options are only available to residents who are able to provide a UK based Guarantor. This pesron must be a permanent resident of England, Northern Ireland, Scotland or Wales, willing to act as Guarantor in the event of non–payment of rent or damage and be able to provide proof of residence in the form of a council tax bill or utility bill which is no more than three months old.

Are you paying your rent by student loan?
Yes, you can use your student loan to pay your rent.
You can apply to Mansion Student to defer the payment of your rent strictly on the proviso that you provide us with a copy of the letter from the Student Loan Company. This should clearly detail the amount of loan you will receive and the date on which you are expected to receive it. We cannot allow you to defer payment of rent without this supporting information and you will be required to make alternative arrangements to pay.
Check-In & Arrival
Please note: Our check-in is not 24-hours and you should always check with your Hospitality Team prior to your arrival to ensure that you can gain access to your accommodation.
To ensure that your check-in is quick and simple, it is advisable to contact your Hospitality Team to arrange a check-in appointment prior to your arrival.
Where your location has a car park, this will be made available for unloading your possessions; however, the length of stay may be restricted in accordance with the number of parking bays available. Your Hospitality Team will advise you.
In some cases we are able to accommodate an early check-in dependent upon individual circumstances. However this MUST be arranged in advance with the Hospitality Team. In addition, a summer offer may be available at your chosen location, so please contact your Hospitality Team or our dedicated student line on 0800 652 7844 for more information.
Please ensure that all documentation requested by us has been fully signed and returned to us. Ensure that all payments due have been made and that you have provided a copy of your student loan schedule where applicable.
Failure to complete and return the necessary documents or payments will inevitably cause you and others delay at Check in.

Should you wish to move rooms you must contact the Hospitality Team. They will, wherever possible try and accommodate your requirements. If you have signed your tenancy agreement, a charge of £75.00 will apply and must be paid prior to moving rooms. Please bear in mind that not all requests can be granted.
Car Parking
Yes if your chosen location has a car park and there will be an additional charge should you wish to book a parking space. However, there is no guarantee of availability as these are allocated on a first come, first served basis. We recommend that you book early to avoid disappointment. Yes. Visitors can park on site if your accommodation has a car park and subject to availability.
Internet
Mansion Student will not permit the use of the internet for the transmission or receipt of material which is considered to be offensive, in breach of policies on equal opportunities and harassment, discrimination and bullying. Examples of such unacceptable use may include, amongst other things;
The transmission or receipt of materials which is to the possible detriment of the Company’s systems or is to the possible detriment of other users;
The transmission of text, which in the opinion of the Company, is considered abusive, insulting or offensive, harassing or of a sexual nature or other unacceptable conduct which may reflect adversely upon the user and/or the Company.
If any breach of policy is discovered Mansion Student will not hesitate to refer offenders to the police if appropriate.
